Private tenant application and qualification portal

Apply directly, or start with a pre-screen — qualified applicants may move forward faster.

This portal is designed to help applicants review rental standards, understand document requirements, and choose the path that fits them best. Applicants may apply directly if they believe they meet the qualification standards, and we may still conduct pre-screen review before scheduling a showing.

How the process works

Applicants can either apply directly or submit a pre-screen first. Either way, qualified applicants may be asked to verify income and valid photo ID before an in-person showing is scheduled.

Fast, fair, and verification-based
1

Choose your path

Applicants may either apply directly or begin with a pre-screen intake to confirm likely eligibility before moving forward.

2

Initial review

We review applications and submissions for completeness, basic qualification standards, and overall fit.

3

Verification before showing

Before scheduling a showing for qualified applicants, we may request a valid government-issued photo ID and proof of income.

4

Final screening and selection

Final review may include references, lawful background and credit checks, rental history, and additional supporting documents.

Important: Submission of a pre-screen or application does not guarantee approval, a showing, or lease offer. Incomplete, inconsistent, or unverifiable information may delay review or result in denial.

Qualification standards

These standards are provided to help applicants understand the financial, credit, rental, and occupancy expectations that may apply during review.

01

Income and employment

  • Combined verifiable gross income generally 3× monthly rent
  • Stable employment and verifiable income history preferred
  • All lawful income sources may be considered
  • Debt-to-income ratio generally not over 50%
02

  • Good credit history preferred
  • 640+ FICO is a general target in full review
  • Good rental or mortgage payment history preferred
  • No recent evictions or unlawful detainer judgment for possession, subject to law
03

Occupancy and property standards

  • Renter’s insurance required
  • No smoking on the premises
  • One to two small pets may be allowed, subject to approval and insurance limits
  • Residential use only unless otherwise approved in writing

Applicants who believe they qualify may apply now.

To help prevent fraud and reduce unnecessary showings, qualified applicants may still be asked to provide valid photo ID and income verification before an in-person showing is scheduled.

Frequently asked questions

These quick answers help applicants understand the updated process more easily.

Can I apply directly without completing the pre-screen first?

Yes. Applicants who believe they meet the qualification standards may apply directly. We may still request supporting information and conduct pre-screen review before scheduling a showing.

Will I be shown the property immediately after applying?

Not necessarily. Qualified applicants may first need to verify valid photo ID and income eligibility before an in-person showing is scheduled.

What if I prefer not to submit a full application yet?

You may use the pre-screen option first. That path may help determine likely eligibility before moving to a full application.

What income documents are typically requested?

Recent paystubs, proof of benefits, bank statements, and in some cases tax forms or additional records for self-employed applicants.

Is approval first come, first served?

No. Applications may be reviewed based on lawful qualification standards, completeness, and overall strength. Submission timing alone does not guarantee approval.

Ready to move forward?

Applicants who believe they meet the standards may apply now. Applicants who prefer a lighter first step may use the pre-screen intake instead.
