Pro Services Private Asset Management is an independent private asset management operation focused on secure, professional, and compliance-oriented residential rental management.

The rental qualification, screening, and applicant review process is managed by Pro Services.

Serious and qualified applicants are encouraged to submit either a preliminary pre-screen intake or a formal rental application for review and consideration.

Our goal is to provide a fair, structured, and secure rental process while helping protect residents, property owners, and management from fraud, identity misuse, unqualified applications, and unnecessary waste of valuable time and resources.

For applicants who may not independently meet all rental qualification requirements, an income-qualified co-signer and/or approved third-party rent guarantor program may be considered, subject to landlord review, approval, and program terms.

To improve efficiency and reduce unnecessary application expenses, preliminary pre-screening and verification may be requested prior to scheduling in-person showings or proceeding to final application review.

All applicants are evaluated consistently in accordance with applicable Fair Housing laws and published rental qualification standards.

Basic Requirements

  • Each adult (18+) must apply separately
  • Minimum 3x gross monthly income preferred. All lawful income sources.
  • Debt-to-income ratio generally not to exceed 50%
  • 650+ credit score preferred
  • Positive rental history preferred
  • Verifiable income and employment required
  • No unlawful detainer subject to applicable law

Required Documentation

  • Government-issued photo ID
  • 2–4 recent pay stubs or proof of income
  • 2–4 months bank statements (all pages)
  • W-2 / 1099 and/or tax returns if applicable
  • Current and prior landlord references
  • Employment verification information
